The Castermant site is on the alluvial plain of the Marne, between Mont Chalats to the north and the Lake of Vaires-sur-Marne to the south. It has been strongly marked by road and rail infrastructures and is situated at the eastern entrance to Chelles town centre, a meeting point for several areas of established use (shopping mall, rail marshalling yard, new residential district, detached housing estates and horticultural farms). It is served by Chelles Gournay station less than 1.5 km away as well as several bus lines. Its accessibility will be improved with the arrival of the Grand Paris Express line 16. The site has been identified as a sector for the development of a hybrid operation of housing and business activities with the aim of creating a real living neighbourhood around a new centrality.
